Royal Residence 1 has 75 units varying in size from 49.5 sq. meters to 300 sq. meters. There is a size to fit everyone’s needs. We are located in Ban Amphur on the eastern shore of the Gulf of Thailand, 150 km south of Bangkok and 15 km south of Pattaya. This puts us on the border of Jomtien and Sattahip. We are about 200 meters from the sea and the ocean views and sunsets are spectacular. The neighborhood is peaceful and quiet and in many ways remains a fishing village. We can see the fishing vessels in the bay at night and in the morning some are resting on the sandy beach as the fishermen repair their nets and work on their boats. The local restaurants always have fresh seafood and the prices are quite reasonable.
There is more to Ban Amphur than just a sleepy fishing village. From our balconies we can see not only working fishing boats but also sleek modern yachts putting out to sea from Ocean Marina Yacht Club, the largest yacht club in S.E. Asia. Next to Ocean Marina are the high rise luxury condos Ocean Portofino and Movenpick. We are fortunate to live in an area that is Thai local and yet offers world class shopping and dining. Pattaya is only a 15-20 minute car ride from Royal Residence 1 and the song taew public buses are available on Sukhumvit Road for 20 baht. The entire eastern seaboard is progressing and in the surrounding area there is an air of confidence about the future. We now have U-Tapao International Airport which serves the communities of Pattaya, Najomtien, Sattahip and Rayong. The motorway to Bangkok now has an entrance/exit on Sukhumvit Road about 1 km from Royal Residence 1.
Our friends and neighbors in RR1 are friendly and fun loving. Most come from the Nordic countries and some others from the U.K., Germany, Finland, Switzerland and America. A few have Thai spouses which makes the mix even more international. During the cold winter months in the northern hemisphere, the snowbirds come back to Royal Residence 1 to escape the harsh winter. As the weather up north improves many return to their home countries. The end of April marks the start of the low season and by then most everyone has gone. A few of us remain all year long and we make sure that everything is running smoothly until our good neighbors return at the beginning of the next high season.
